FAQs
The construction process can be overwhelming and confusing. Here are a few frequently asked questions that arise in the process that hopefully will give you a better understanding of how RBCK can make your dream a reality!
1) How long will it take to build my home?
Each house presents its own unique set of challenges. Once a permit is received for a home, typically it should take between 5-6 months to complete. Often the time to build can be shorter depending on weather, availability of the subcontractors and size/design of the house. Each client will be given a general construction schedule once permits and loans are in hand.
2) When is money drawn from my construction loan?
The lending institution will have a draw schedule set up for you home. Each phase of the construction process is identified and a percentage of the total loan amount is assigned to it. Once a particular phase is complete, such as framing, the builder will request a draw for the funds associated to that particular stage of construction. An inspector, chosen by your lender, comes out to insure that the work has been completed before the draw is approved.
3) Who will pay the subcontractors?
Typically the homeowner is the procurer of the construction loan and will give the builder the ability to request draws as necessary from the bank based on work performed. RBCK then pays the vendors/subcontractors accordingly.
4) How does the builder get paid?
The fee charged by the builder will be built into the budget for the home. A deposit is usually requested as good faith that the owner intends to build the home. There is a lot of time and cost associated with the bidding process. As draws are taken, a percentage will go to the builder for his management of the process. Only when the house is complete , including a CO from the county inspector and final walkthrough with the client, is the builder paid in full.
5) What if there are disputes during the building process?
Hopefully this will not be an issue with your new home, but there are times where a builder and the homeowner don’t see eye to eye. RBCK is upfront about all options you will have during the process and costs associated with each facet of your home. It is in everyone’s best interest to see that the home is finished to the highest quality and in the shortest time period possible. We understand that your home is just that, yours, so we will do everything to make sure you are happy with the final product.
6) What warranties will my home have?
Each home RBCK builds comes with a 2-10 Warranty. It covers a 1 year warranty on workmanship, 2 year warranty on systems, and 10 year warranty on the structure. See the link for more complete information: 2-10 Warranty
7) What is an Energy Star Home?
RBCK only builds Energy Star rated homes. Energy Star itself is a program designed to improve the efficiency of your home. To be Energy Star rated, your home has upgrades on several components within the home as well as is inspected and certified by a third party inspector. RBCK puts low E windows, tankless hot water heaters, upgraded blown insulation in all exterior walls, Tech-Shield radiant heat barrier roof sheathing, and upgraded HVAC systems. The annual cost savings on utility bills can be as much as 50% or more!
